How we do Leaky Wall Repairs

Fixing a leaky wall involves identifying the source of the water, repairing the damage, and preventing future leaks.

Here’s our 5 step process:

Step 1. Identify the Source of the Leak

  • Inspect for Moisture: Check the wall for signs of moisture, staining, or mold. The leak may originate from a variety of sources like pipes, roof, or windows.
  • Check External Sources: Inspect gutters, downspouts, and the roof for any blockages, cracks, or damage. Ensure the wall is not exposed to water from outside, such as from improper drainage or a leaking roof.

Step 2. Dry the Area

  • Dry Out the Wall: Before making any repairs, dry the affected area completely. Use fans or dehumidifiers to reduce moisture and prevent mold growth.
  • Check for Mold: If mold or mildew is present, clean the affected area with a solution of water and bleach (1 part bleach to 3 parts water), or use a mold remover.

Step 3. Repair the Source of the Leak

  • Leaky Pipes: If the leak is coming from a pipe behind the wall, we can fix the plumbing issue. This might involve cutting into the drywall to access the pipes and then repairing or replacing the damaged section.
  • Roof Leak: If the water is coming from the roof, our team may need to patch the roof or replace damaged shingles or flashing.
  • Window or Door Leaks: If the leak is around a window or door, we check for damaged seals, cracked caulking, or improperly installed flashing. We will re-caulk around the window or door frame as necessary, and ensure the flashing is in good condition.

Step 4. Repair the Wall

  • Remove Damaged Wall Materials: If the drywall is damaged or has mold, it will need to be cut out and replaced.
  • Seal Cracks: For small cracks in the wall, we use a waterproof caulk or sealant to close them. For larger cracks, we use a joint compound or patching plaster.
  • Replace Drywall: If we had to cut out drywall, we will replace it with new drywall.
  • Repaint: Once the wall is dry and repairs are made, we can repaint the wall.

Step 5. Prevent Future Leaks

  • Improve Exterior Drainage: Ensure that the ground around your home slopes away from the foundation to direct water away from the walls. You may need to regrade the soil or install a French drain.
  • Check Caulking and Seals: Regularly inspect windows, doors, and exterior joints for worn-out caulking or seals and reapply as necessary.
  • Maintain Gutters and Downspouts: Keep gutters clear of debris and ensure downspouts direct water at least 3-4 feet away from the foundation.
